When a coating makes sense

A coating goes over a roof that's still basically sound: dry underneath, no widespread rot, just worn on top. On a roof like that, coating can be a practical alternative to tearing it off. If the roof is past that, we'll tell you and quote a replacement instead.

How it's done

The roof is cleaned and any damaged areas are repaired first, because a coating is only as good as what's under it. Then the seams, drains and flashings are sealed and the coating goes on across the whole roof.

What a coating can't do

A coating seals a roof; it doesn't rebuild one. It won't dry out insulation that's already wet, fix a deck that has rotted, or cure a roof that holds large pools of water because it has sagged. Coating over problems like those just hides them for a while.
