What a replacement involves

The old roofing comes off down to the deck, so the boards underneath can be seen and anything rotten dealt with before it's covered again. Then new underlayment goes down, new flashing goes in around chimneys, walls and valleys, and the new roof goes on.

The gutters, the fascia and the chimney are all right there while the roof is open, so it's the time to fix any of them that need it.

What's under the shingles matters

A roof lasts as long as the layers you can't see. The deck has to be solid and dry, the underlayment has to run in the right direction so water sheds over it rather than under it, and the flashing has to be new where the roof meets a wall, a chimney or a valley.

Ventilation matters too. An attic that can't breathe runs hot in summer and wet in winter, and in the Mahoning Valley that shows up as ice building along the eaves. When we quote a replacement, we look at how the attic is vented as well as at the shingles.
