Signs you need roof repair

What you might notice from the ground, or from inside the house.

  • A water stain on a ceiling or down a wall
  • Shingles in the yard after a windy night
  • A drip in the attic when it rains
  • Flashing lifting around the chimney or a vent pipe
  • A leak that only shows up in heavy, wind-driven rain

Finding where the water gets in

Water rarely comes through the roof right above the stain. It gets in at a weak point, a lifted shingle, a cracked boot around a vent pipe, a gap in the flashing, and runs along the deck or a rafter before it drips. So a repair starts on the roof, tracing back from where the water shows to where it enters.

What we fix

Missing and broken shingles, flashing at chimneys, walls and valleys, pipe boots, and small areas of damaged deck. We match new shingles to the old as closely as the roof allows.

If a repair would only move the leak somewhere else, we'll say so, and explain what replacing the roof would involve instead.

Repairs after a storm

Wind and hail do most of their damage in patches. If water is coming in now, that's an emergency repair: call, and we make the roof watertight first, then come back to fix it properly.

Where roofs usually leak

Leaks tend to start in the same handful of places. When we trace one, these are where we look first:

  • The rubber boots around vent pipes, which crack as they age
  • Flashing where the roof meets a wall or a chimney
  • Valleys, where two slopes meet and carry the most water
  • Around skylights and roof vents
  • Missing, lifted or broken shingles after wind
  • Nails that have backed out and left a hole

Small problems get bigger

A slow leak doesn't stay slow. Water that gets past the shingles soaks the deck, then the insulation, then the ceiling. By the time a stain shows inside, the wet has often been spreading for a while. Fixing a leak early usually means fixing less.

Before we get there

You can help us find a leak faster. If it's safe, look in the attic with a flashlight for wet wood or damp insulation. Notice when the leak happens: in any rain, only in wind from one direction, or when snow melts. Take photos of the stain and of the roof from the ground. All of it narrows down where the water is getting in.

Don't climb onto the roof yourself. Wet or worn shingles are slippery, and finding a leak from on top is our job.

When in the year

Repairs happen year-round. Small ones are best done before winter, when a lifted shingle or a cracked boot can let meltwater in, and in spring, once the snow has shown what it did.

Questions about roof repair

Can you repair my roof instead of replacing it?

Often, yes. If the damage is in one area and the rest of the roof is sound, a repair is usually the right call, and it's what we'll quote.

Will the new shingles match?

We match them as closely as we can. Shingles fade with age, so a patch can look slightly different at first.

Do you repair metal roofs?

Yes. We work on shingle and metal roofs.

Why does my roof only leak in some storms?

Usually because the water only gets in when rain is blowing from one direction, which points to flashing or a lifted shingle on that side. Tell us when it happens; it helps us find it.

Should I look in the attic?

If it's safe to, yes. Wet wood or damp insulation, and where it is, help us trace the leak faster.

Water coming in, or a roof to plan?

If it is leaking now, call — the phone is answered day and night. If you are planning a repair or a new roof, send the quote form with a few photos and we will come back to you.
