Most skylight leaks aren't the glass

When a skylight leaks, it's usually the flashing around it, not the unit itself. The joint where the skylight meets the roof takes all the water running down the slope above it. Get that flashing right and a skylight stays dry.

Repair or replace

If the flashing is the problem and the skylight is sound, we repair the flashing. If the seals have failed, the glass is cracked or the frame has rotted, the skylight is better replaced, and the new one flashed in properly.

A leak, or condensation?

Water on a skylight isn't always a leak. In winter, warm, moist air from inside can condense on the cold glass and drip, especially in kitchens and bathrooms. If the water appears on cold, dry days and runs down the inside of the glass, it's likely condensation. If it shows up when it rains or when snow melts, it's a leak.

The flashing makes the difference

A skylight sits in the path of all the water running down the roof above it. It's kept dry by flashing that works with the shingles around it, taking the water around the skylight and back onto the roof below. When a skylight is repaired or replaced, the flashing is where the care goes.

Can you fix a leaking skylight without replacing it?
